Set in idyllic landscaped gardens and grounds, complete with tennis court and stunning views over the rolling Kilkenny countryside, this beautifully restored farmhouse and adjacent Lodge and separate games room (converted from the original stables), is a true hidden gem for those seeking a rural holiday base close to Kilkenny city and the wonderful villages and historic sites nearby. 

The 2 properties and games room are accessed off a quiet country lane, through electronic gates – totally self- contained.   It is the perfect choice for a large family gathering, special occasions with friends, or just a really relaxing break.  It is located close to the beautiful village of Thomastown (10km) and the Mount Juliet Estate.  

The decoration and furnishings are modern and comfortable yet remaining true to the original farmhouse style with an old world ambiance.  The main house comes complete with an Aga at its centre, cosy living rooms, complete with open fires, TVs (SKY) and music centre; and 2 dining rooms, one opening on to the sunny patio and rolling views, the other a sunny conservatory with patio doors. 
The Lodge is opposite and easily accessible for get- together meals whilst the games room is perfect for rainy day activities for everyone.
The Main house sleeps 8, all in double bedrooms on the first floor.  One bedroom (ensuite) is accessed from a stairs adjacent to the kitchen; the other 3 are accessed by stairs from the hall adjacent to the living room (1 ensuite, 2 share a shower room).  There are 2 living and dining rooms, large kitchen, utility room and beautiful patios to enjoy the sunshine all day.  The converted Lodge, which sleeps 5 people (and has wheelchair access) has a lovely living/dining room, complete with open fire, ground floor bedroom and wheelchair access bathroom and a double and a single bedroom on the first floor.

Ballyhale is 1.6 km away and has a pub, and in Knocktopher, 3Km away there is a local shop and post office.  Just 10Km away is the larger town of Thomastown on the River Nore, right in the heart of the scenic Nore Valley and it has a variety of shops, traditional pubs, restaurants and historic ruins which include the well-known Jerpoint Abbey, Nicholas Mosse Pottery and Craft Shop/CafĂ© and Moth to a Flame candle maker – just a few examples of the fine crafts which Kilkenny is so famous for. The medieval town of Kilkenny itself is just 20 minutes away with its beautifully restored historic buildings, charming narrow alleyways, craft shops, boutiques, traditional pubs and many restaurants. There are a number of impressive historic sites in the town such as St. Canice’s Cathedral, the imposing Kilkenny Castle and Rothe House & Gardens.

There is a wide variety of outdoor pursuits on offer in the local area including golf at the excellent Mount Juliet Golf Club or Kilkenny Golf Club, horse riding at Warrington Stud, water sports at Go With the Flow River Adventures and a huge choice of marked walks and trails through this lovely countryside.  Gowran Park Racecourse is just 20 minutes’ drive from the property and hosts both National Hunt and Flat Races according to the season.

This spacious holiday cottage stands in its own grounds and has a living room with open fire, exposed beams, a family room with a flame effect fire, sunroom with French doors opening on to a stone courtyard, utility room, kitchen with an aga and steps into the dining area which has French doors onto a patio area.

On the first floor are four double bedrooms (2 of which are ensuite, one of the bathrooms has a roll top bath) and a family bathroom.

The property has a tennis court and games room with table tennis and pool table as well as a fully contained converted mews which sleeps five and has wheelchair access. (Please call +353 (0)1 201 8440 to book the lodge in addition to the farmhouse, this will incur an additional charge).
